Buyers harassing us after sale of property.

We have sold our house in the Netherlands and moved to Belgium in Aug. 2023. Around Sep. 2024, the buyers wrote to us claiming that they had discovered damages in the house and that they hold us liable for these. Our estate agent sides with us that everything was done as per the law and that our contract made it explicitly clear that the buyers were buying the house as it is. All problems known to us had been revealed at the time the house was put up for sale.

Our problem now is that since we have left the Netherlands in 2023, we have no legal insurance here anymore. Does anyone have any advice on how to best proceed?

I'm not a lawyer, and neither do I have any experience of selling/buying a house in the Netherlands.


So, having just consulted Judge Google (), I don't think they're harassing you, they are doing what Dutch Law requires them to do.聽 My understanding is that If defects are found in the property after the sale and the seller did not disclose them, then the seller can be held liable.


My advice is to go and speak to a lawyer and check if what I've read is factual.聽 If so, then they generally recommend you negotiate an agreement with the other party.

In that link I gave you is a further link to a law firm that claims to work for both parties in such disputes; in case you missed it, I've copied the link .聽 I have no idea what they cost, but I am reasonably sure that the sooner you deal with this matter the better; to quote these people "Please contact us and ask us your question, without obligation, so that we can indicate whether we can help you with the matter."

Very similar to Austria, we were in the same situation but in the end we decided not pursue it as it was to much hassle and the previous owners were our neighbours also it was only worth 鈧200.
