Looking for advice on buying a house in Portugal

Hello,

I am an Italian currently living in London.

I am looking to purchase a modest family home in Portugal with the following features:

- within 20 minutes drive to the sea;

- 3 bedrooms;

- within 1 hour drive to an airport;

- village or town location;

- intended purposes are holiday home with possible relocation;

Are there specific locations that you can recommend? As a non-Portuguese national (European citizen) are there any specific rules on the right to buy that I should be aware of? Are there useful websites I should consider to help with my research (aside from the housing section)?

1. Please check this link "Real State Agencies/Websites/Portals in Portugal" I've posted:

Choose one portal/website.

Eg.   Idealista     

- Choose "Buy"
- Choose "Draw your own search area on the map"
- Draw in the map the area you want to live in
- Click at the message at the bottom of the screen that shows the searching result:  "See the nnn houses"
- Sort by Relevance / Lowest Price / Most recent / ....
- Click in each house to see photos, details, ...


Within 1 hour drive to an airport: you can draw in the map +/- 90 km around Lisbon, Porto or Faro.

2. Buying a property in Portugal involves a number of procedures. The process can be divided into three stages:

a) Documents concerning the property (such as Caderneta Predial, Certidão do Registo Predial, Certificado Energético, among others) must be made available to you by the seller or the real estate agent;

b) The Promissory Contract of Purchase & Sale (contrato de processa de compra e venda) and the payment of the deposit agreed with the seller / real estate agent;

c) Amounts that must be payed by the buyer:
     - the notary deed (escritura)
     - the registration of your property at "Conservatória do Registo Predial"
     - the payment of taxes to Tax Authority (namely IMT and Stamp Duty/imposto de Selo).

3. Documents that you need to have as EU citizen to buy a property in Portugal:
- Citizen Card from your country
- NIF = Portuguese Tax Identification Number

I think albufeira  would be right place as per your need , best place of Portugal to explore the stunning beaches .Which Experience is always enjoyed by the local in fact from other part of portugal .This place has maximum expat community mostly  british .Completely tourist destination.In fact you can explore in the google as well .Because of modern developing area it has very cost effective market as if now .And has the 30 minutes drive to faro Airport as well .It has the easy accessibility in terms of other transportation to all south Portugal Area .
