D7 Visa process / rental agreement
Hi all,
Im currently looking into obtaining a D7 visa for Portugal, from Cape Town, South Africa.
Has anyone tried this route with some potential help info?
Im going to my first appointment with the consulate and need to get my docs in order
According to my research I need a lease agreement. I have some family there with an apartment, and will be living in their apartment rent free. What sort of agreement does one need?
And how does the registration of this happen (when abroad)?

I just received my D7 and moved here from Canada. I had an agreement with an apartment, so that is what I used when in Canada. It was a signed copy from the management and included my name, passport, the NIF (fiscal number) of the person renting the apartment to me.

Hi. I went to submit my paperwork yesterday in JHB (VFS).
I supplied them with a Termo de Responsibilidade completed by the people whose flat I will be using, and this was fine - no lease agreement as such.
But note that the document needs to be certified and a copy of the National ID or Passport of the person signing for you also needs to be provided.
I hope this helps - unless JHB and CT have different "rules".

Hi, the list of documents (which you have to submit with your visa application) can be found on the website of the Portuguese Consulate in your country of origin. But before you go to the consulate, you should submit the documents on the VSF website, and there you will already know the list of documents that you have to submit:

When shall I open the bank account in Portugal and tranfer the funds .is it before the application or after reaching there upon receiving 4 months visa this part is bit confusing.
And 6 months bank statement hv to show of bank account in Turkey isnt it ?
Apart from 1 years funds do I need to give proof of any monthly income I am getting from my investments in Turkey or justÌý showing the 1 years funds is enough and this fund should be needed in account in Turkey or hv to show it in Portugal bank account.
Please dear can someone clear this part of bank accounts n funds.

Hi Lorie,
Your response gives me hope. I am processing my D7 visa and all that I am missing is a lease contract. The Portuguese embassy I am applying at requires a lease for a year. Would you know of any person who could assist with a lease we have tried contacting several realtors but they say that as I am not in Portugal they cannot lease out.

Hi Lynette,
We leased our Tavira apartment from Reno NV, all by email.Ìý Our lease was for one year and we used the copy of the lease to turn into the SEF in San Francisco.
Find an apartment via Idealista and then send all of the landlord requirements for a one year lease.

We did it all remotely using WhatsApp. I took her advice and signed an annual renewable lease for a newer 3-bdrm apt in Canidelo. Just received my Schengen visa from San Francisco consulate without a problem. Good luck.

Do I need to register the agreement before applying for the visa ? Is an esigned agreement between the two parties acceptable ?
Lastly, is it mandatory for the document to be in Portuguese?

I believe the answer to all your questions is yes. A lease before the visa interview; signed and scanned as a pdf worked; in Portuguese.
Hey guys, I submitted my D7 visa application with a 1 year booking from Airbnb my visa was rejected as they did not accept the Airbnb. I found that very strange because before submitting the application the embassy confirmed to me in writing that they would accept an Airbnb reservation. So now I have to provide them with a years lease agreement within 10 days.
I was referred to Tea4Nine a guesthouse who agreed to provide me with a lease agreement for a year but they said that they do not need to register their agreements as they are a commercial entity. I am not sure if the lease agreement without registration is acceptable. I don't want to risk submitting a document that could get rejected again and it's too short a time frame to find a proper rental.
Any advise.

Hi, i think recently, they don’t approve airbnb. To the same agent you can ask for a promissory agreement, I did that for 600 euros,wth EI immigrant and got my visa. Later, i found an apartment to sign up.

Hey Lynette (or anyone) - wondering if you had any success with Tea4Nine? And if so, did you need to pay the entire 12 months or is it month to month? Obviously don't answer if you are uncomfortable, but can you give me a rough estimate of the monthly rent?
Just as a background, I'm finding the proof of accommodation requirement difficult as I really plan on moving around Portugal during my 1yr stay (Lisbon, Porto, Algarve etc). I understand the requirement, but I wish there was a way around committing to a lease in one spot for 12 months

Hello. I understand the proof of accommodations requirements for the initial D7 visa application (minimum of 12 months). Does anyone know if there is a proof of accommodations requirement to renew the D7 visa after year 1? I was hoping to move around the country and sign shorter-term leases in each location.Ìý

Nowadays they give a two year temp residency. You can change address after you complete the minimum months of stay of six months or so as mentioned n agreed upon in yout contract.
Renewal is online. Changing residence should not be an issue after two years or an year.
Just remember that your resident card will have the first address and every time you need to change it and in all your utility bills like electricity water tv etc..

Nevertheless, is there any requirement to actually live in the leased apartment.Ìý Can I lease an apartment with a low rent presumably in a smaller city, to satisfy this requirement, but actually move around the country finding the place I would prefer in which to settle.
