Hi, I wondered if anyone could assist. We have recently bought a property in Mallorca and i'm trying to get an understanding on how to pay for everything, when and who to?


IBI tax - who calculates this and do you get a bill sent so you can pay?


Cadastral tax - is this the Spanish version of council tax, question same as above?


Water bill - I have paid one instalment so far when I picked up the bill on my first visit but as i'm not there permenantly can you pay via direct debit? Its a long way to go to pay a bill.


If theres anything else I've missed it would be great to know, I've manged to pay the electric online via standing order which is great. Any help on any of the above we be really appreciated.

I'm in process buying Spainish property ( early stages).

Been advised that you can open WISE Euro Account and since it is registered in Belgium you can set up your direct debits for your Spanish property utilities from your wise euro account.

Well anyway that is what I'm planning to do (transfer sterling from UK to my Wise Euro Account).

Hi, Let me answer your questions (although I am a bit late):


-IBI tax is the equivalent to the council tax. It is based on the cadastral value, you should be able to see it on previous receipts, which you should have gotten during the purchase of your property. You should also pay garbage tax. These are paid to the city council, or they may have an agreement with the regional tax administration, that depends on the municipality.


-I do not know what you mean by cadastral tax, as that would be the IBI. You may be confused with the IRNR, which is a tax on the attributed income estimated on your property, which is calculated from your cadastral value.


-The water bill depends on the municipality.


You should be able to have all those taxes and charges directly debited from your account if you request it, but you should have a spanish bank account for that.


Depending on the cost of the property, you may also have to pay wealth tax. But if you bought it between two people, the ammount should be above 1.4 million for you to have to pay it.

Just to recap on your post, as in process acquiring a house Malaga (purchase price just under 200,000Euros).

I should budget for the monthly running  costs for in property in Malaga is;


1. IBI tax (same as council tax in uk).

2. Water

3. Electricity

4. Telephone/ Broadband


have I missed any other costs?

To the IBI tax you should add the garbage tax. If the house belongs to a community, you will also have to pay "comunidad". If it is a holiday house and you are not becoming a tax resident in Spain, you will also have to pay attributed income on it, which is calculated from the cadastral value.


I would also strongly recommend home insurance and, if it is indeed a holiday home, an alarm.


This regarding ownership taxes and costs. For the actual purchase, you have to take into account ITP or VAT + AJD taxes depending on the type of purchase; as well as notary and land registry fees, plus gestoria and possible lawyer fees.

@gyoung5718 Just to clarify a bit about Wise: . Money in banks in the UK and Europe are 100% protected up to £85k/ €100k in the event that a bank fails. WIse is not a bank, and therefore not covered by deposit insurance. 

You will be required to show funds in a Spanish Bank (not a Wise Spanish IBAN account) for a visa. You may have difficulty paying some taxes/fees in Spain with a Wise account.
