NIE and rent

Hello everyone!


We’re a family of three (one adult and two teenagers, aged 16 and 13) planning to move to Spain. From what I’ve gathered, we need NIE in order to rent a place — but to apply for the NIE, we already need to have an address.


Could anyone clarify how this process usually works? If anyone has some advice, or could point us in the right direction, we’d greatly appreciate it. Thank you!

I'm going through the same thing. I'm guessing you apply once there. I've heard you can get the NIE as part of the Visa process (if you're planning to live in Spain).


I'm getting my NIE info from here:

Nuket.Ma profile says they are from Germany, so they don't require a visa because they are EU citizens.

As @SimCityAT points out, you seem to be an EU citizen, and hence enjoy Freedom of Movement. You can live, work, study (and rent property) in Spain, for any reason.


Per your other posts, you seem to be in, or moving to, Vietnam. So I'm not sure how a Spanish NIE would be useful. :-)


However, you're welcome to have one. The NIE is merely a fiscal number, anybody can apply. It's necessary if you want to buy a property in Spain. However, it's not strictly necessary for renting (although, I suppose, some landlords might expect one, or ask for one). I believe you can apply for one at a Spanish embassy.


Also, the NIE (a number) sometimes gets confused with visas and residence permits. The NIE alone does not grant any kind of residence right. As an EU citizen, you should complete the administrative/immigration formality of the EU Citizen Registration Certificate. This is pretty straightforward. If you apply for this certificate, you get a NIE automatically assigned to you (and included on your certificate).


The exact requirements depend on your personal circumstances (e.g. taking up a job offer, starting a new business, hanging out on a beach). Typically, you'll need proof of funds and proof of health insurance. The application will ask for an address, but I don't think proof (e.g. rental contract, deed, padron certificate) is required.

At the moment, I’m just exploring possible places to move and trying to gather all the necessary information for each. :) For Spain, I have a friend there and we’d have found a place to rent — it’s just that the landlord mentioned needing a NIE, so I started looking into it more seriously.

You dont need a Spanish address for the NIE. My son has one and so did we well before we moved here or even purchased a property.

You can apply for one at the Spanish consulate in your home country or just contact a gestor and then come over for the appointment as a holiday..

You MAY be able to sign à rental contract with just a passport. But that could dépend on the answer to the first question
