Hi first time on this. I am looking for more information about Santa Catarina. Looking to buy a retirement property within the next 5 years. My wife is from Brazil but unfortunately she doesn't have any family/friends in Santa Catarina. We visited Floripa and stayed in Jurere Internacional and the center of the city in Floripa. I have been researching and found Bombhinas and Balneario Camboriu. Any one have pros/cons of these 2 areas. From viewing photos I am leaning towards Canto Grande (Bombhinas). Thank you.. Mark

Look at the land topography. The Blumenau MSA has areas adjacent to the river. Not good at all. Same issue with the coastal regions.Â
All you need to know about topology....
Notice the ESRI logo at the far right side?  That's an American Company that has been developing GIS systems towards municipalities for years. Â
Not sure how good Blumenau's is. The Sao Paulo-SP is top of the cart when it comes to valuable information. You need to toy aroud with the portal to get what you want.Â
On Rental properties you need.....
1.Upper lands always. Avoid river basin developments
2.Look past the glitter. Ammenity loaded residential buildings are a ticking time bomb on condo dues
3.Depending upon the number of units you want to control, look for those ugly ducklings such as store front plus upstairs apartments. older non landmarked buildings. One man's trash is the other's gold.
4.Brazilians are price sensitive. I have landlords in Sao Paulo who refurbished small buildings and their rates of occupancy are very healthy.
5.Under Ten minutes flat to public transportation. In Santa Catarina it means bus lines.
6.Watch for the employment pool. While at it, anything on a short walking distance to a Hospital with a healthy Medical Residence Program is gold. Second best is high tech, if you are in Blumenau. You can snare young professioinals. On leasing to young doctors, you might pay that little extra, but you will get your money's worth.
7.Look at the bulding's foundations. Garage, basements. If there are cracks or infiltration on the concrete walls , then walk away. The least you will care is the finish. You can always redress the building.
8.Beware of slopped streets. You will need to know how the neighboring lot is shored up. if it is all clay, no shoring structures, no large rooted trees, you will pay for your lack of oversight, sooner or later.,
9.We do not have issues with lead based paint. Skip this item on the checkliist.
10.Look for good solid window and door frames. Made out by timber.
11.Roofing,. Check the roof substrat. If baked clay, fine. If corrugated man made, make sure there is no asbestos in it. New corrugated ones are called fibrocimento.Â
12.If multi floors, then make sure there is structural concrete with rebar reinforcements holding up flooring and ceiling.
13.PVC plumbing is fine, for cold water and sewage. Usually Tigre makes the most durable pipes. Â
14.Some builders tend to shrink on room sizes, and poorly proportionated rooms. To squeeze every square meter they can. Avoid these projects. instead go for older structures.Â
15.Avoid anything built with cement cinder blocks. Clay built walls, either solid or hollow should be your top choice. While at it, look to see how much thickness variation the plaster job does against the brick walls. Good tradesmen know how to line up their walls, so they do not have to compensate with stucco.Â
The choice is clay is simple. They are better thermal insulators throughout the seasons and they do not seep as cinder blocks do.
