I don't know the advantage to renting as a landlord in my market where I own two apartments. The PRETAX yield (cap rate) is between 4 5 and 5.8 %.......when you can double that tax free on a cash investment with zero brain damage.

Are those foreclosures in desirable areas of Sao Paulo or in the interior?Β  Did the report mention why the numbers are going up?


I am sure that Sao Paulo and Santos would be very desirable places to invest if the prices are deflating there....

The report was on Jornal Nacional on Globo during prime news time, so, it was somewhat condensed, but, it basically focused on the general high level of personal debt, speculation with rental propertes, many of which can go a year vacant. As to property types/areas it was mainly the "jambalaya" type of new high rise condo construction, no specific areas mentioned.
